I just wanted to add that this area is extremely unusual in their prices.
I have a friend who has a beautiful home in the hills of the East Bay at 3000 sq feet with 4 bedrooms and 2.5 baths and has not been able to sell his home for $900,000 but has had an offer for 850,000 which he refuses to accept.
His home is so much better than the homes I have seen out here that have gone for between 1.2 and 1.4 million that if his home was out here it would easily go for 2 million.
And that recent "barn" that sold between Moraga and Noriega for 2.6 million takes the cake. I saw that house and did not like it at all. And no ocean view for 2.6 million.

I wonder if there is something else going on out here that people are not seeing. There is a certain pattern that I have noticed in most home purchases out here but I won't talk about it.
